Know what you're buying
before you sign anything.
IMT and cost calculators, and municipality data we already store for all 308 municipalities. An address returns the area.
Why RealOS exists
The information was always there.
Nobody made it easy to get.
Damp hidden behind fresh paint, an extension built without a permit — a risk that, in practice, stays with the buyer — or an energy certificate that expired years ago: these are problems that can show up after signing.
Most of the time this is not hidden on purpose. The information sits in different places: the land registry, the tax office, the municipal licence and the energy certificate. Asking for those documents and comparing them is work for the buyer or their lawyer.
"In Portugal, when you sign the final purchase deed, you inherit every legal problem that comes with the property — including ones you were never told about. Ask the seller and a lawyer for the documents."
Today, an address on the homepage returns the area and the municipality figures we already store. The calculators estimate IMT and costs.
How it works
What you can do today.
Enter a municipality, a parish, or an address
An address returns the area — parish or municipality.
See what we already store for that area
Asking prices, the INE sale median, IMI, flood and wildfire at municipality level. Stored figures.
Use the calculators and questionnaires
IMT, acquisition cost, an indicative mortgage figure, and the questionnaires.
Ask for the documents before you sign
The buyer or their lawyer ask for the Certidão Permanente, Caderneta Predial, Licença de Utilização and Certificado Energético. A physical inspection, when it makes sense, is a separate service.
What to ask for before you sign
Four documents to ask for before you sign.
Each one answers part of the question. The buyer or their lawyer ask for them and compare them.

What RealOS is — and what it isn't.
Not an estate agent
RealOS is an independent buyer-side property intelligence platform.
Not a law firm
For contracts, you need a Portuguese property lawyer.
Not a property portal
We don't list properties for sale.
Independent intelligence
RealOS is built on a simple principle: intelligence should protect people, not exploit them. We have no financial stake in whether you buy.

Built by Skaler
Building the infrastructure Southern European property has been missing.
Skaler builds, owns, and operates infrastructure for Southern European real estate. Portugal's property data sits in disconnected municipal databases — no unified pre-purchase verification standard, no common format. Buyers transact on incomplete information and absorb liabilities they don't fully understand.
RealOS is the buyer-side product in that portfolio. Today it publishes calculators and stored municipality data for all 308 municipalities. An address returns the area.
Identify
We map structural gaps in Southern European property markets: verification failures, data blind spots, infrastructure missing from the transaction.
Build
Every Skaler product is built in-house. We design, develop, and ship the technology ourselves.
Operate
We run the companies. Skaler provides shared technology infrastructure, regulatory expertise, and capital to each product as it scales.
