Portugal does not publish a national address-level public price register for buyers. What HomeOS can show today is municipal INE transaction pricing: median €/m² and Q1–Q3 bands for municipalities with enough published volume (221 of 308). The rest are INE-suppressed — we stop honestly instead of inventing a figure.

Your number is an asking price (what the seller lists). INE figures are registered transaction prices at município grain. They measure different things — never average them into one “fair value”.

How this context is built

  • Your asking €/m² — from total asking price ÷ area, or entered directly. Clearly labelled as asking / preço pedido.
  • Municipal INE bands — median, first quartile (Q1) and third quartile (Q3) €/m² for Município de X when published.
  • Placement — below typical (under Q1), within the usual range (Q1–Q3), around the median (±5%), or above typical (over Q3). No score out of 100.
  • Sparse municipalities — if INE did not publish usable €/m² for that município, we say so and do not estimate.
Asking vs transactionAsking prices are what sellers list. INE figures reflect registered transactions for the whole municipality. A listing above the municipal Q3 is not automatically “overvalued property X” — neighbourhood, condition, and energy class still matter. Use this as context before negotiating, not as an appraisal.
