Scores and metrics are computed from RealOS municipality tables (government and registry sources). Optional short prose may summarise those facts — it cannot invent new numbers. This is not a Caderneta Predial, Certidão Permanente, or substitute for professional advice.

Most buyers in Portugal start in the wrong place. They open Idealista, filter by budget, and pick an area based on what's available — not what's right. The municipality you choose shapes annual IMI, rental options, climate exposure, construction supply, and energy performance of the stock.

What the Area Intelligence Score measures

One-year price change and median €/m² from INE local housing statistics, compared with INE's value for Portugal. Where a municipality has few sales INE does not publish the value: we show insufficient data, never zero.
